Westbrooke Associates takes pride in identifying and promoting investment opportunities that deliver strong financial returns and meaningful social impact. One of our standout successes has been the Assisted Living Project (ALP), a venture that not only provided investors with exceptional returns but also contributed to addressing a growing need for high-quality assisted living accommodation in the UK.

Although this investment opportunity is now closed, Westbrooke Associates remains committed to delivering outstanding investment options across property, lifestyle and other innovative sectors. Our focus on sustainability, ethical practices and long-term profitability ensures that we continue to attract investors who seek both financial growth and positive contributions to global challenges.

A £5M Milestone in Property Acquisitions

Through strategic property acquisitions, the Assisted Living Project has successfully built a £5 million portfolio, exceeding initial expectations. By carefully selecting high-yield properties, they have secured assets with leases generating a 5% return and have identified key opportunities offering even stronger yields.

Among these, one property is projected to deliver an impressive 10% gross yield, ensuring a stable and growing revenue stream as rental income increases annually in line with inflation. This strategic approach not only safeguards investor returns but also strengthens the company’s overall portfolio.

Expanding Portfolio with Horizon Business Village

Assisted Living Project’s growth strategy continues with the upcoming acquisition of Horizon Business Village, a key commercial asset generating £60,000 annually, with a 7% gross yield. This acquisition is a vital step towards achieving REIT status as they move towards a London Stock Exchange listing, reinforcing their commitment to regular investor dividends and diversified asset management.

Insights from the Dubai Investor Summit

ALP’s participation in the Dubai Investor Summit was an incredible opportunity to engage with investors on a global scale. CEO Thomas Williams delivered an insightful presentation on the growing demand for assisted living investments, sparking discussions that will help drive future projects and investment partnerships.

Moreover, the London Property Investor Show was an event that reinforced the immense potential within the assisted living sector. The show provided ALP with the privilege of connecting with over 100,000 private landlords and investors, opening doors to exciting new collaborations. One of the most promising developments was the potential strategic partnership with Property Tribes, a leading UK platform for property investors.

Assisted Living Standards

Working closely with developers to upgrade properties to assisted living standards, ensuring they meet stringent safety, accessibility and comfort requirements, ALP created a recent behind-the-scenes film showcasing these upgrades. It highlights their dedication to creating high-quality, supportive living environments for residents.

With government backing for adult social care and community-based services increasing, the UK’s latest Autumn Budget presents exciting prospects for assisted living investors. Enhanced funding for local councils and preventive care strengthens financial stability in the sector, creating a secure investment landscape.

Additionally, government-led workforce improvements, such as wage increases for care workers, will boost staff retention and service quality, further reinforcing the sector’s long-term sustainability.

A Leader in Social Housing

As part of ALP’s continued expansion, they welcomed Janet Richardson as their new Board Advisor. With over 40 years of experience in social housing, Janet specialises in housing management, development and supported housing. Her expertise will be invaluable in furthering the project’s mission to provide secure, affordable and high-quality assisted living solutions.

Janet’s commitment to tenant-first approaches and community-driven housing solutions aligns perfectly with their values. She will play a key role in identifying new property opportunities, ensuring that each development continues to address pressing housing challenges across the UK.

Spotlight on the Growth of REITs in Assisted Living

Recent industry analysis from PwC highlights the growing investor interest in Real Estate Investment Trusts (REITs), particularly within the assisted living sector. As demand for specialised housing continues to rise, investors are increasingly turning to REITs as a stable and ethical investment choice.

Westbrooke Associates is proud to be at the forefront of this trend, offering opportunities that align with both financial prosperity and social responsibility.

While the Assisted Living Project is now fully funded, Westbrooke Associates remains committed to delivering exceptional investment opportunities. Our track record of successful, socially responsible ventures demonstrates our ability to navigate and capitalise on emerging market trends.
